What types of accounts can I invest through?

You can invest as an individual, jointly with a spouse, through entities (LLCs, LPs, Trusts, etc.), or retirement accounts such as self-directed IRAs.

Can I invest through my IRA?

Yes. If you have a self-directed IRA, your custodian can facilitate the investment. If you don’t yet have one, we can connect you with providers that many of our investors use.

Am I an accredited investor?

You qualify if you’ve earned $200,000+ ($300,000 with a spouse) for the past two years with the same expectation this year, or if your net worth exceeds $1 million (excluding your primary residence). Certain entities with accredited owners may also qualify.

What is a sophisticated investor?

A sophisticated investor doesn’t meet accreditation requirements but has the knowledge and experience to evaluate investments. Some offerings may be open to sophisticated investors.

Do I have to be an accredited investor to invest?

Most of our opportunities are for accredited investors, though certain projects may be available to sophisticated investors. Register to see our current offerings.

What is a K-1?

A Schedule K-1 is a tax document you’ll receive each year that reports your share of the income, deductions, and credits from the property partnership. It’s used when filing your tax return.

How do I request an amended K-1 from last year?

Email our Investor Relations team at [email protected], and we’ll coordinate with our CPA firm to provide the updated form.

How frequently are distributions made?

We target quarterly distributions, typically about 45 days after the close of each quarter. Whether or not a distribution is paid, you’ll always receive an update.

What exactly are the funds used for?

Investor funds cover the down payment, closing costs, acquisition fees, capital improvements, and reserves for each property.

Can I visit the properties we invest in?

Yes. Investors are welcome to tour properties both before investing and during the life of the project. Just let us know so our team can host you on site.

How will I stay informed about my investment?

You’ll receive detailed quarterly reports, webinars, and timely updates covering property performance, financials, and distributions.

When is the next property webinar?

We host quarterly webinars that review performance, distributions, and upcoming opportunities. Registered investors receive invitations automatically.
